The Foothills, Carlsbad: A Closer Look

Beautiful homes, scenic surroundings, and a neighborhood where community is part of everyday life.

Some neighborhoods stand out for their homes. Others for their location or amenities. The Foothills brings all three together, along with something that's harder to capture in a listing description: a genuine sense of community.

Tucked into Carlsbad's Calavera Hills area near Cannon Road and College Boulevard, The Foothills is a thoughtfully planned neighborhood surrounded by open space, scenic trails, and some of Carlsbad's favorite everyday destinations. Beautifully landscaped streets, neighborhood parks, and distinctive homes give the community a welcoming residential feel, while the beaches, Carlsbad Village, shopping, and dining are all a convenient drive away.

For me, The Foothills holds a special connection. It's where my family once called home, giving me firsthand experience with the neighborhood, its amenities, and the sense of community that makes living here so enjoyable.

The Homes at The Foothills

One of the things that makes The Foothills particularly interesting is the variety of homes throughout the community. Built by Brookfield Homes, William Lyon Homes, and D.R. Horton, the neighborhood features several distinct home designs, each with its own architectural details, floor plans, and lot configurations.

Homes range from approximately 1,750 to more than 3,700 square feet, from detached residences arranged around shared driveways to larger traditional homes with spacious yards and flexible living areas.

Some floor plans incorporate private courtyards that create inviting outdoor spaces, while select homes feature casitas, ideal for guests, a home office, or multigenerational living. Others offer generous gathering spaces, open-concept kitchens, and indoor-outdoor entertaining areas that take advantage of Carlsbad's mild coastal climate.

With so much variety, two homes within The Foothills can offer entirely different living experiences. Floor plans, lot orientation, outdoor space, and location within the neighborhood are all worth considering when exploring the community.

Resort-Style Amenities & Outdoor Living

A major part of The Foothills' appeal is the lifestyle built into the neighborhood itself. At the center is the community recreation area, featuring a heated swimming pool with lap lanes, separate children's pool, spa, shaded seating, and an outdoor fireplace. It's the kind of setting that makes an afternoon close to home feel like a getaway.

Community highlights include:

  • Heated lap pool, children's pool, and spa

  • Pickleball courts

  • Neighborhood parks and playgrounds

  • BBQ areas and outdoor gathering spaces

  • Walking paths and landscaped greenbelts

  • RV and boat storage, subject to availability and HOA guidelines

The Foothills also connects to a scenic trail system shared with neighboring Robertson Ranch, offering walking paths through preserved open space. Nearby Lake Calavera Preserve provides even more opportunities for hiking and enjoying Carlsbad's natural surroundings.

While the amenities are certainly appealing, one of my favorite things about The Foothills has always been the neighborhood atmosphere. From seasonal celebrations and holiday traditions to afternoons at the pool and neighborhood parks, there are plenty of opportunities for neighbors to connect. Having lived here, those are some of the moments I remember most fondly.

Location & Everyday Convenience

The Foothills offers a peaceful residential setting without feeling removed from everything Carlsbad has to offer. Carlsbad Village, the coastline, LEGOLAND California, shopping centers, and local restaurants are all within a convenient drive, while nearby parks, schools, and major roads make everyday living easy.

The surrounding area is served by Carlsbad Unified School District, with nearby schools including Hope Elementary, Calavera Hills Middle, Carlsbad High, and Sage Creek High. School assignments and enrollment options should always be confirmed for a specific address.
