320 New Apartments Approved
Here's what Carlsbad residents should know about the Fairfield development and another housing proposal nearby.
Bressi Ranch is seeing another addition to its residential landscape. On October 7, 2026, the Carlsbad Planning Commission approved plans for Fairfield Apartments at Bressi Ranch, a 320-unit development near Palomar Airport Road and Gateway Road. Located close to Bressi Ranch Village Center and The Square at Bressi Ranch, the project will introduce a new housing option in an area already known for its mix of established neighborhoods, shopping, dining, and everyday conveniences.
It's one of several residential projects worth keeping an eye on as this part of Carlsbad continues to grow.
A Closer Look at the Fairfield Development
The project is planned for approximately 5.32 acres at the southwest corner of Palomar Airport Road and Gateway Road. Plans include 320 apartments, with 175 one-bedroom, 116 two-bedroom, and 29 three-bedroom residences. Of those, 43 units would be reserved as affordable housing for qualifying lower-income households. The buildings are planned to range from four to six stories, with some portions reaching approximately 67 feet. The development also includes a six-level parking structure with 556 spaces, along with amenities such as a swimming pool, fitness center, and landscaped outdoor areas.
It's a substantial addition to the area and one worth following as the project moves from approval toward construction. Planning Commission approval is an important milestone, but there's still a difference between an approved project and a completed community. Fairfield has indicated that construction could begin in fall 2026, although that timeline remains subject to change. Future updates should provide a clearer picture of when work will begin and how the project will progress.
Another Project Worth Watching
Fairfield isn't the only residential development being considered in this part of Carlsbad. Toll Brothers has separately proposed approximately 111 townhome-style residences on a seven-acre property near Gateway Road and Alicante Road, adjacent to the Viasat campus. Unlike the Fairfield apartments, these residences would be intended for individual ownership. In May 2026, the Carlsbad City Council allowed the Toll Brothers proposal to continue through the review process, but that decision was not final approval to build.
Between these two projects, there's quite a bit of residential development activity to follow around Bressi Ranch. As plans progress, we'll continue sharing updates about what's happening in this part of Carlsbad. After all, staying connected to a neighborhood means knowing a little about what's happening just around the corner.
